Living in vertical communities presents a series of unique challenges, from ensuring safety and security to efficiently accommodating thousands of residents, coordinating with city leaders, managing parking, and handling food deliveries, among other things. The Brickell Homeowners Association gathered industry professionals, board members, and stakeholders at Flemings Steakhouse on May 30, 2024, to address these issues.
During the event, Will Washburn from Digitechx highlighted the importance of the Bi-Directional Amplifier (BDA) system installations, which are uniquely mandated across all buildings in Florida, unlike other states where requirements are restricted to new constructions. He emphasized the City of Miami's significant update, where the signal survey threshold was adjusted from -95 dBm to -105 dBm. Property owners were advised to update any surveys older than a year to ensure compliance and take advantage of potential benefits. Furthermore, Will stressed the need for clarity in vendor proposals, particularly in terms of costs associated with elevator services and conduits to prevent unexpected expenses. He also touched on the variability in proposal pricing and the importance of confirming whether certain costs are included or excluded. While some jurisdictions have hinted at fines, there hasn’t been an official update from the City. Currently, working towards resolution with a vendor appears to suffice.
