When Should Associations Open Up Amenities ?
A webinar recap from Castle Group Property Management & Becker Lawyers
The experts from Castle Group Property Management and Becker Lawyers shared their knowledge and best practices when considering reopening amenities.
To begin with, you must start off by thinking through several questions such as:
Do you have confirmed cases in your community? If you still have confirmed cases/exposures in your community, you should speak with your lawyers for further advice.
What is your infrastructure like? Your pool size, capacity, staff, resident to staff ratio and etc.
How many residents do you have? The number of residents you have will impact your capacity/occupancy for maintaining social distancing, maintenance, cleanliness and etc.
Does your property have elderly with underlying health concerns? If so, your plan of action may be slower than the majority.
Do you have enough staff to help you maintain the cleanliness and security of your building?
Despite your current circumstances, is it wise to reopen your amenities?
How will you communicate your plan to your residents?
How will you enforce the restrictions you set?
Best Practices:
Have a thought out plan and framework in writing.
Consider phasing in amenities, for example, opening up tennis courts and pools first and slowly opening indoor amenities.
Your board and your lawyer should approve and or review your reopening plan.
Encourage social distancing in all areas.
Don’t open up amenities if you are understaffed.
